Daisy Properties believe in keeping things simple.
Applicants need to earn 2.5 times the annual rent. For instance, to afford a rent of £500 permonth - £500 x 12 = £6000.00 x 2.5 = £15,000.00. If there are two tenants each will need toearn £7500 per annum or a single applicant £15,000.00.
If a guarantor is required, they will need to earn 3 timesthe annual rent.
TENANT APPLICATION FORM TO BE COMPLETED
Each Applicant and Guarantor (if required) should complete a Tenant Application Form. Daisy Properties will apply to your current landlord for a reference, we will also contact your employers to verify income etc., and we will carry out a Full Credit Report via our reference company Rent4Sure.
(Applicants must be open and honest regarding any adverse credit history)

WE WILL ASK FOR A HOLDING DEPOSIT
Once you have found your perfect home, we will ask for a holding deposit, which will be deducted from your 1st month’s rent. This will be equivalent to one week’s rent. Calculated as such: Rent x 12 divided by 52 (£750 rent x 12 / 52= £173.08)
WE WILL ASK FOR YOUR PREFERRED MOVE-IN DATE
We will work diligently towards this date. It is important that you are open and honest about anything that could prevent the tenancy from going ahead. Failure to do so will result in the property being re-marketed and will result in you losing your holding deposit.
SECURITY DEPOSIT
To be paid 14 days prior to the tenancy start date, via bank transfer. The deposit will be protected in line with current legislation and will be refunded following a positive check-out. PLEASE NOTE: Deposits cannot be used to cover the last month’s rent.
REFERENCING PASSED
We will send an email requesting the balance of the first month’s rent. A timed appointment will be put in the diary for you (and the Guarantor) to attend the office to sign the documentation. Please allow an hour for this visit as there is a lot of paperwork to get through!
PLEASE NOTE: It is important that you know what you are signing up to. We will be happy, therefore, to provide a copy of the tenancy agreement prior to move-in.
GUARANTOR – IMPORTANT INFORMATION
You will act as Guarantor for the entire duration of the tenancy, not just the initial six-month term. Should the tenants fail to pay rent, we will look to the Guarantor to pay it. If the Guarantor wishes to come off the tenancy agreement, we would need to re-reference the tenants (if their situation has changed) or have another Guarantor in place.
